Market Garden opportunity and more at Irongate, Hertfordshire
Market Garden opportunity and more at Irongate, Hertfordshire
On offer a 2 acre, no dig, chemical free market garden in Hertfordshire with an irrigated polytunnel and deer fencing already in situ. There are also agroforestry strips on-site, and a food forest already planted.
The landowners are flexible to suggestions of how to structure the relationships to work well for all involved and have already invested significant capital costs which they would now want to use as a platform to enable other people to join them on the farm. The owners are not expecting any payment for these investments – the priority is getting people on the farm and being part of a community.
The owners are keen to come to a mutual arrangement that is ethical, equitable, timely compensation for their part (ie. reasonable rent, bartering, proportionate profit share etc).
The ideal applicant would have :
- Experience or knowledge in regenerative, no-dig market garden practices
- An entrepreneurial mindset, and the dedication to create a flourishing, diverse garden
- A handle on marketing and sales, to ensure the produce grown is getting out to the local community
- An interest in showing the garden to potential future GroundSchool course attendees
- Share the farm’s values and approach to discovering better ways to farm, flourish, grow and nourish
There are also other opportunities on offer at the farm…
- Chickens: A pasture-raised broiler operation to follow our mob grazed cow rotation next year would be a welcome addition to current enterprises. The owners may be able to help with upfront capital costs to get this off the ground.
- Aronia berries: Around 2000 aronia berry bushes will be transplanted onto the farm in Autumn, alongside installation of a freezer and juicing equipment. The owners are looking for someone to take this on as their own enterprise and bring this amazing crop to more people. It is anticipated this would take a day a week of social media and marketing, plus juicing and sending out the juice to an existing customer base.
- Miller: A Zentrofan mill and associated equipment has recently been acquired. The owners are looking for someone to mill their heritage grains (approx 10 tonnes this year), to market and sell the flour and to work with them in the years ahead to develop landraces on the farm.
Accommodation is not provided but own caravan or similar accommodation on-site is possible.

The Matching Process
How It Works
We make it simple to connect - whether you’re offering land or looking for it.
Use the arrows below to move through the stages and see how it works.
Step 1
Getting to Know You
Through our registration process, you’ll tell us what you’re looking for in a landmatch, share a bit about yourself, and learn more about how the programme works. Our FAQs page is a great place to find answers to many of the questions you might have along the way.Once you’ve registered, your regional coordinator will get in touch to arrange a call. This is a chance to talk through your ideas in more detail, gather the information we need, and answer any questions you have about the landmatching process.
Step 2
Support Package
Whether you’re a landseeker or a landowner, we’ll provide the tools, resources, and peer support in order to prepare you for a match and plan your next steps. Our resource library includes expert guides written by land agents and consultants, along with links to useful information and supportive organisations.Using the information we’ve gathered, we’ll work with you to create a tailored listing for our noticeboard. Landmatch England will then promote your listing through our networks and social media channels, giving you the best chance of finding the right match.
Step 3
Finding your Match
Your regional coordinator will be working behind the scenes to find the best possible match for your requirements. When they identify a potential match, they’ll help you exchange more details to see if there’s genuine potential.Next comes the introduction — this might start with a call and, if it feels right, move on to a site visit. Your regional coordinator will guide and support you through these first meetings, making sure both sides get the most out of the experience.
