1-2 Acres for a Land-Based Enterprise on Edge of the Lake District, North Cumbria

1-2 Acres for a Land-Based Enterprise on Edge of the Lake District, North Cumbria

Situated in North Cumbria, a peaceful and well-situated plot is available for the right landseeker to take on and manage productively. The landowner is keen to offer the opportunity to a new entrant and, with the right support and relationship, would love to see someone develop a successful enterprise of their own here.

The land has previously been managed by the owner for a small amount of livestock, horses and bees. However, due to current circumstances, she is now looking for someone with new energy and ideas to make the best use of the land. She is open to welcoming horticulture, crafts, chickens, and other creative ideas onto the plot.

The plot is well located, around 20 minutes from both the lively market town of Cockermouth and the city of Carlisle. On a clear day, there are lovely views across towards the Solway Firth and Scotland, while the Lake District fells are accessible from the door in 15 minutes.

The available land benefits from access to water, stock fencing and a good amount of shelter from the wind. The landowner is open to discussing infrastructure requirements and is keen to support the landseeker in putting the right facilities in place — whether that means polytunnels or additional shelter to give the enterprise the best possible chance of success. She is open to exploring a range of options and working together within what the planning system allows.

A barn attached to the farmhouse is also available for storage and has recently been re-roofed.

The landowner has good relationships and useful contacts in the local area, including people who may be able to help with access to equipment and other practical resources. She also has experience in supporting businesses and would be happy to share her knowledge, skills and contacts to help the landseeker develop their enterprise.

Ultimately, she is looking for the right person to take on the plot and manage it in a way that creates a reciprocal benefit for both parties, while allowing privacy for both herself and the landseeker.

With the right relationship, there may be scope to discuss living on the land and, over time, potentially expanding into some of the wider 10 acres. This is an opportunity for someone who is looking to establish or grow a small land-based enterprise, with the benefit of a supportive landowner, a well-connected local area and the potential to develop the site over time.
